Valencia at a glance

A flat in Russafa or Benimaclet that stands empty from nine to seven, a villa in L'Eliana, La Cañada or Bétera, a townhouse in Torrent or Paiporta, an apartment in Gandia or Cullera that is only opened up in August, a village house in La Ribera: the province of Valencia has a bit of everything, and a lot of homes that spend whole seasons on their own. The Segurma alarm covers every one of these cases and its Alarm Receiving Centre alerts the National Police or the Guardia Civil depending on the municipality. Here we explain it comarca by comarca.

What happens in Valencia when your alarm goes off

In the province of Valencia, public safety is handled by the National Police in the cities with a police station (Valencia, Torrent, Gandia, Paterna, Sagunto, Alzira, Xàtiva, Ontinyent, Mislata and Burjassot) and by the Guardia Civil everywhere else: Llíria, Bétera, L'Eliana, La Pobla de Vallbona, Riba-roja, Cullera, Sueca, Oliva, Requena, Utiel, Chiva, Cheste and all the villages. Segurma's Alarm Receiving Centre (ARC) has on record, for every home, which of the two forces is responsible; in Valencia city the local police also receive alerts and send patrols, as do the local police forces across the metropolitan area.

The process is always the same. A camera detector picks up movement in the living room while the system is armed, or a magnetic sensor notices the balcony door being opened. The alarm panel sends the signal to the ARC, together with a few images of that moment and the audio from the room. An operator reviews them. If it is your daughter back from university, nothing happens; if there is someone who should not be there, the alarm is confirmed as real and the ARC alerts the National Police or the Guardia Civil and passes on those images. You get the notification in the app at that same moment and can watch the cameras live.

The alert comes from Segurma, an authorised security company listed in the National Private Security Register under number 3082. It is a verified alert backed by images: for the Guardia Civil station in Bétera or Cullera, that is the difference between a suspicion and a fact; in an inner courtyard in l'Eixample where a siren is sounding, the difference between noise and a response.

Power, fibre and the lesson of the DANA floods

Since the floods of October 2024, many families in l'Horta Sud have refurbished ground-floor flats and the ground floors of their houses, and they know what it is to be left without power or communications. Segurma's alarm panel has its own battery and communicates over your home line and over 4G/5G: if one route fails, the other keeps the link to the ARC. In a country house in the Hoya de Buñol or an apartment in El Perelló with no fibre, the alarm works just the same.

Where Segurma installs in Valencia province

Across the whole province, from Sagunto to Oliva and from the coast to Requena and Ademuz. These are the comarcas (districts) and the type of home we most often find in each one.

Valencia city

Flats, overwhelmingly: old buildings in Ciutat Vella, l'Eixample, Russafa and the Cabanyal with courtyards and terraces; sixties and seventies blocks in Patraix, Jesús, l'Olivereta, Benimaclet, la Saïdia or Rascanya with windows onto light wells and ground-floor flats opening onto the street; new developments in Campanar, Nou Campanar, Sociópolis, Penya-roja or around the Ciudad de las Artes with a pool and garage. In the Pobles del Sud (El Palmar, El Saler, Castellar-l'Oliveral) and the Pobles del Nord (Benimàmet, Massarrojos) there are village houses and villas. In a flat you protect the front door, any reachable balconies and windows, and the hallway everyone has to walk through.

L'Horta Sud: Torrent, Paiporta, Catarroja, Alfafar, Benetússer, Massanassa, Picanya, Sedaví, Silla, Picassent and Alcàsser

Flats in the town centres, townhouses and villas in El Vedat de Torrent, Picassent, Alcàsser and the Monte Vedat and Calicanto urbanisations, and a great many ground-floor flats refurbished after the DANA floods. Torrent has the National Police; the rest, the Guardia Civil and local police.

L'Horta Oest: Mislata, Xirivella, Aldaia, Alaquàs, Quart de Poblet, Manises and Paterna

Blocks of flats in the town centres, plenty of ground-floor and first-floor flats opening onto the street, and villas and townhouses in La Cañada, Terramelar, Valterna, Lloma Llarga and Mas del Rosari (Paterna) and in the Manises urbanisations. Mislata and Paterna have the National Police.

L'Horta Nord: Burjassot, Godella, Rocafort, Moncada, Alboraya, Tavernes Blanques, Massamagrell, Puçol, El Puig and La Pobla de Farnals

Villas and houses with gardens in Godella, Rocafort and Santa Bárbara, flats in Burjassot, Moncada and Alboraya, and beach apartments in Port Saplaya, la Patacona, Puçol and La Pobla de Farnals. Burjassot has the National Police; Godella, Rocafort and the northern coast, the Guardia Civil.

Camp de Túria: L'Eliana, La Pobla de Vallbona, Bétera, Llíria, Riba-roja, Benaguasil, Náquera, Serra and Olocau

The villa comarca: whole urbanisations of detached houses on their own plot in L'Eliana, Montesol, La Pobla, Bétera, Torre en Conill, Mas Camarena, Náquera and Serra, many of them second homes for families from Valencia. An outdoor detector and an IP camera are close to essential here.

La Safor and La Ribera: Gandia, Oliva, Tavernes, Xeraco, Cullera, Sueca, Alzira, Carcaixent and Algemesí

Beach apartments in Gandia, Oliva, Tavernes, Xeraco, Cullera, El Perelló and Mareny, shut from September to June; flats in Alzira, Algemesí and Carcaixent; village houses and farmhouses among the orchards of La Ribera. Gandia and Alzira have the National Police; Cullera, Sueca and Oliva, the Guardia Civil.

Camp de Morvedre, La Costera and the Vall d'Albaida: Sagunto, Puerto de Sagunto, Canet, Xàtiva, Ontinyent, Canals and Bocairent

Flats in Sagunto, Xàtiva and Ontinyent, beach apartments in Canet and Almardà, village houses and country houses in La Costera and the Vall. Sagunto, Xàtiva and Ontinyent have the National Police.

Inland: Requena-Utiel, Hoya de Buñol, Los Serranos, Ademuz, La Canal and Valle de Ayora

Requena, Utiel, Buñol, Chiva, Cheste, Chelva, Villar del Arzobispo, Enguera, Ayora, Ademuz. Village houses with a yard and courtyard, country houses and isolated homes with several ways in and few neighbours within sight.

The list is not closed: Segurma installs across the whole province. If your town is not listed, we confirm the lead time by postcode during the survey.

How burglars get into homes in Valencia and what stops them

Home burglaries are almost always done while the house is empty, in minutes, through the easiest way in. In Valencia that way in changes a lot between a flat in Russafa, a villa in L'Eliana and an apartment in Gandia.

Flat in Valencia, Torrent, Gandia or Alzira

The front door (old locks opened by slipping the latch or by bumping, or forced on a landing with no neighbours about), balconies and light-well windows on first and second floors reached from the entrance hall or from a shop below, and penthouse terraces reached from the roof. A magnetic sensor on the door raises the alert at the first attempt; a camera detector in the hallway captures whoever comes in; the indoor siren makes an intruder in a block of flats leave.

Villa in L'Eliana, La Cañada, Bétera, Godella or El Vedat

The intruder comes onto the plot over the back wall, checks from the garden whether anyone is home and goes for the living-room sliding door, a ground-floor window or the garage. The outdoor detector picks him up on the plot; the IP camera with audio in the Kit Tranquilidad Plus lets you see him from your phone; the ARC alerts the Guardia Civil while he is still outside. In urbanisations with a guard on the gate, this is the inner layer that is missing.

Beach apartment in Cullera, Gandia, El Perelló or Canet

The terrace sliding door in ground-floor and first-floor flats, the front door in buildings that are half empty in winter, and terraces that connect to one another. Magnetic sensor on the door and on the sliding door, camera detector in the living room and an IP camera to check the apartment from home.

Village house or country house in La Ribera, the Hoya de Buñol or Requena

Several ways in (front door, yard, garage, orchard), and often not a neighbour in sight. Sensors on every entrance, camera detectors on the route everyone has to take and an outdoor detector if the plot is large. The panel's battery and 4G/5G keep the link to Segurma's ARC even if the power goes off.

When it happens

August and Fallas in the city, when Valencia empties out or fills with people from elsewhere; winter in the coastal apartments, shut from October to May; long weekends in the Camp de Túria villas; and summer weekends in the flats of l'Horta. With the alarm armed and connected, those days stop being any different.

Anti-squatter alarm in Valencia: seasonal villas, closed-up apartments and inherited flats

In the province of Valencia, the homes that sit empty for months are above all the villas in the Camp de Túria and El Vedat used in summer, the coastal apartments out of season, the inherited flats in Valencia and l'Horta that the family has not yet sold or let, and the village houses inland. These are exactly the homes where a squat takes weeks to be discovered.

If the break-in is detected as it happens, with images of someone forcing the door, the National Police or the Guardia Civil can act on an offence in progress. If you find out when you go down for Fallas or in August, what is left is a court case. The whole point of an anti-squatter alarm lies in that first minute.

What the system does in an empty home

  • The magnetic sensors on doors, windows and sliding doors raise the alert at the first attempt to open them, not once the intruder has already changed the lock.
  • The camera detector photographs whoever comes in and sends the images to Segurma's ARC, which reviews them and passes them on to the police with the alert.
  • The warning sign and the siren mean the villa or the flat does not look abandoned, which is the first thing anyone choosing a home to squat looks for.
  • With the IP camera in the Kit Tranquilidad Plus you can check the house from your phone, whether you are in Valencia, in Madrid or abroad.

The legal framework, in short

The Spanish Criminal Code distinguishes two cases: entering a home that is someone's dwelling, even a second home that is in use, is breaking and entering (allanamiento); entering a property that is nobody's dwelling is unlawful occupation (usurpación). Since April 2025 both go through the fast-track court procedure. What does not change is the practical difference: if the intrusion is detected and verified while it is happening, the police can step in on the spot; if the squat is already established, it is settled in court. If your case is already at that second stage, speak to a lawyer; this page is no substitute for that advice.

More detail, with the full protocol, on the Segurma anti-squatter alarm page.

Second homes on the Valencian coast and in the Camp de Túria

Gandia, Oliva, Tavernes, Xeraco, Cullera, El Perelló, Mareny, El Saler, Port Saplaya, Puçol, Canet: the Valencia coast fills up in July and empties in September. And the Camp de Túria, with L'Eliana, La Pobla, Bétera, Náquera and Serra, is the weekend second home of half of Valencia. These are the homes that gain most from a connected alarm, because they are the ones nobody keeps an eye on during the week or in winter.

What a home like this needs is not a siren, which nobody hears in a Cullera block in February, but someone checking what is going on and alerting the Guardia Civil, and the ability to look at the house yourself from your phone. The Kit Tranquilidad covers the first; the Kit Tranquilidad Plus adds the IP camera with audio for the second. In villas with a garden, the outdoor detector raises the alert before anyone touches the sliding door.

The system is wireless and needs no building work, so there is no need to ask the residents' association for permission or touch the fabric of the house. It communicates over 4G/5G as well as your home line, so you do not need to take out fibre at the second home.

Everything that changes when the house sits empty for months: alarm for holiday homes.

Which kit for each home in the province

The final kit is decided during the survey; these are the combinations that come up most often in Valencia. Tap your type of home to see which kit it needs and what it includes.

Typical situations in Valencia

Three cases that come up again and again in survey calls from the province, described in general terms so you can see whether yours looks similar.

The villa in L'Eliana or Bétera the family uses at weekends and in summer

A plot with a pool, sliding doors onto the garden and quiet streets during the week. Outdoor detector, sensors on every sliding door and entrance, camera detector in the living room and an IP camera to check it from Valencia; the ARC checks every alert and calls the Guardia Civil with the images.

The Cullera or Gandia apartment of a family from Madrid or Valencia

Opened up in July; the rest of the year, a half-empty building. Sensor on the door and the sliding door, camera detector in the living room, Kit Plus to watch it from home. No fibre: the panel communicates over 4G/5G.

The inherited flat in Patraix or Torrent waiting to be sold

Empty for months. Sensors on the door and reachable windows, camera detector in the entrance hall and a warning sign on the door: if someone gets in, the ARC alerts the National Police while it is happening, not when the family goes round to show the flat.

Common mistakes when protecting a home in Valencia

The same slips come up time and again in survey calls from the province. These are the most frequent.

  • Trusting the reinforced door in a flat in l'Eixample or Benimaclet. A good door delays, it does not alert; many break-ins come through balconies and light wells. Magnetic sensor on the door and on the outside openings, camera detector in the hallway.
  • Relying on the gatehouse of the urbanisation in L'Eliana, Torre en Conill or Mas Camarena. It checks the cars; it does not see whoever climbs over the back wall of your plot. The connected alarm is the inner layer.
  • Leaving the country house with nothing because “there is no internet”. The panel communicates over 4G/5G and carries a battery: in the Hoya de Buñol, Los Serranos or Requena it works without fibre and rides out the power cuts.
  • A standalone camera instead of an ARC. It shows you the burglary after the fact; nobody checks it or calls the police. What counts is an operator looking at the images as they come in and alerting the police with them.
  • Waiting until August to see how the apartment is. A closed-up home with no warning sign and no alarm is the perfect candidate for a squat that, by the time you discover it, is already a matter for the courts.
  • Forgetting to mention the dog or the cat. False alarms from a badly placed detector end with the alarm switched off; during the survey it is positioned so the pet does not trigger it.

What works

Covering the real ways into your home, having the alarm connected to an ARC that verifies before alerting, the indoor siren so the intruder leaves, and the app so you know straight away. In a province with so many second homes and weekend villas, that combination is what stops a burglary or a squat from going through.

Common questions

Questions about the alarm in Valencia

Which police force does the alarm alert in Valencia?

The National Police in Valencia, Torrent, Gandia, Paterna, Sagunto, Alzira, Xàtiva, Ontinyent, Mislata and Burjassot, which have a police station, and the Guardia Civil in the other municipalities (L'Eliana, Bétera, Llíria, Cullera, Oliva, Requena and so on). Segurma's ARC has it on record for your address and raises the alert after checking with video and audio that the intrusion is real. You receive the notification in the app at the same time.

How much does the Segurma alarm cost in Valencia?

During the first year, €24.90 a month with VAT, equipment and installation included; from month 13, €43.90 a month for the Kit Tranquilidad and €49.90 a month for the Kit Tranquilidad Plus. The promotion ends on 31 October. Same price anywhere in Spain; extras are quoted during the survey.

I have a villa in L'Eliana that I only use in summer. Is it worth it?

It is one of the homes where it makes most sense. Out of season nobody is going to notice a break-in; with the alarm connected, any opening or movement reaches Segurma's ARC, which checks it and alerts the Guardia Civil if there is someone inside. With the Kit Tranquilidad Plus you can look at the villa from Valencia on your phone; the outdoor detector raises the alert before anyone touches the house.

Does it work as an anti-squatter alarm in an empty flat in Patraix or Torrent?

It works for detecting the break-in at the moment it happens, which is when the National Police can act on an offence in progress. The sensors raise the alert at the first attempt to open, the camera detector takes images of whoever comes in and Segurma's ARC verifies them before alerting. A squat discovered weeks later is already a matter for the courts; the alarm is there so you never get to that point.

We refurbished our ground-floor flat in Paiporta after the DANA floods. Does the alarm cope with a power cut?

Yes. The alarm panel has its own battery and communicates over two routes, your home line and a built-in 4G/5G line; if one fails, the other keeps the link to Segurma's ARC. And the equipment is wireless, so there is no need to chase cables into freshly refurbished walls.

I have an apartment in Cullera with no internet. Can I have the alarm?

Yes. The panel has a built-in 4G/5G line and a battery, so it works without fibre and stays connected if the power goes off. With the Kit Tranquilidad Plus you can see the IP camera from your phone whenever you like; out of season, the ARC checks every alert and calls the Guardia Civil if there is someone inside.

Does Segurma install in Requena, Utiel, Ademuz and the inland villages?

Yes. The whole province of Valencia is within Segurma's service area. In country houses and remote villages the lead time may vary with the local schedule; it is confirmed during the survey along with the proposed kit. The panel communicates over 4G/5G where the landline does not reach well.

Does Segurma have a branch in Valencia?

Segurma is a national security company based in Loiu (Bizkaia), with its own Alarm Receiving Centre and technicians who install across the whole province of Valencia. Segurma Alarmas, which runs this website, sells its systems: we advise you, carry out the survey and handle the sign-up; the service and the contract are Segurma's.
