Almería at a glance

A flat in the Zapillo or Nueva Andalucía that sits empty from eight to three, a villa in Aguadulce, La Envía, Huércal de Almería or Viator, an apartment in Roquetas, Vera Playa, Mojácar or San Juan de los Terreros belonging to a family from Madrid or a British owner, a cortijo in the Poniente, the Valle del Almanzora or Níjar: in Almería the Segurma alarm is set up differently in each case, and its Alarm Receiving Centre alerts the National Police or the Guardia Civil depending on the municipality. Here we explain it area by area.

What happens in Almería when your alarm goes off

In the province of Almería, public safety is the job of the National Police in the cities that have a police station (Almería, El Ejido and Roquetas de Mar) and of the Guardia Civil everywhere else: Níjar, Vícar, Adra, Berja, Huércal de Almería, Viator, Huércal-Overa, Vera, Mojácar, Garrucha, Carboneras, Cuevas del Almanzora, Pulpí, Albox, Olula, Tabernas, Vélez-Rubio and all the villages. Segurma's Alarm Receiving Centre (ARC) has on record, for every home, which of the two forces is responsible; in the city, El Ejido and Roquetas the local police also receive alerts and patrol.

The sequence is always the same. A camera detector picks up movement in the living room while the system is armed, or a magnetic sensor notices that the patio sliding door is opening. The control panel sends the signal to the ARC, together with a few images of that moment and the audio from the room. An operator reviews them. If it is the person who looks after the villa and they came in with their tag, nothing happens; if it is someone who should not be there, the alarm is confirmed as real and the ARC alerts the National Police or the Guardia Civil and passes on those images. You get the notification in the app at that very moment, whether you are in Almería, Madrid or the UK, and you can watch the cameras live.

The call is made by Segurma, an authorised security company registered in the National Private Security Register under number 3082. It is an alert verified with images: for the Guardia Civil post in Vera, Mojácar or Níjar, with thousands of homes shut up in the low season and long distances to cover, that is the difference between a suspicion and a fact.

Cortijos without fibre, owners abroad and empty urbanisations

Many cortijos (farmhouses) and country houses in the Poniente, the Almanzora and Níjar have no fibre, and thousands of homes in the Levante belong to owners who live in the UK, Belgium or northern Spain. The control panel has its own battery and communicates over your home line and over 4G/5G: if one route fails, the other keeps the link to the ARC open. The app works from any country.

Where Segurma installs in Almería province

Across the whole province, from Adra to Pulpí and from the coast up to Los Vélez. These are the areas and the kind of home we usually come across in each one.

Almería city

Flats in the Centro, the Zapillo, Nueva Andalucía, Ciudad Jardín, Los Ángeles, Oliveros, Altamira, Cortijo Grande, Nueva Almería, the Vega de Acá and El Toyo, with plenty of ground-floor and first-floor flats facing the street; villas in La Cañada, Costacabana, Retamar, El Toyo, Cabo de Gata and the urbanisations along the Níjar road. In a flat you protect the door, any reachable window and the hallway; in a villa, the perimeter.

Metropolitan area: Huércal de Almería, Viator, Benahadux, Pechina, Gádor and Rioja

Townhouses and villas in Huércal, Viator and the urbanisations of the lower Andarax, flats in the town centres and country houses. Homes that stand empty during working hours, with a plot the intruder crosses before touching the house.

Poniente: El Ejido, Roquetas de Mar, Aguadulce, Vícar, La Mojonera, Adra, Berja, Dalías and Balanegra

Flats in El Ejido and Roquetas (both with National Police stations), seasonal apartments in Roquetas, Aguadulce, Almerimar and Balerma, villas in La Envía and the urbanisations of Aguadulce, and cortijos among the greenhouses. Vícar, Adra, Berja and the rest alert the Guardia Civil.

Níjar and Cabo de Gata: San José, Las Negras, Agua Amarga, Rodalquilar, Campohermoso and San Isidro

Holiday homes and holiday lets in the natural park, scattered cortijos and village houses. An area with little passing traffic in winter and a long way to the Guardia Civil post.

Levante: Vera, Vera Playa, Garrucha, Mojácar, Mojácar Playa, Turre, Los Gallardos, Carboneras, Cuevas del Almanzora, Palomares and Villaricos

The province's biggest concentration of foreign owners: apartments and villas in Mojácar, Vera Playa, Garrucha and Villaricos, urbanisations in Turre and Los Gallardos, and houses shut for half the year. The whole of the Levante alerts the Guardia Civil.

Pulpí and San Juan de los Terreros, Huércal-Overa, Zurgena and Arboleas

Seasonal apartments in San Juan de los Terreros belonging to families from Madrid and Murcia, villas with British owners in Zurgena, Arboleas and Albox, and flats and houses in Huércal-Overa.

Valle del Almanzora: Albox, Olula del Río, Macael, Cantoria, Fines, Purchena, Serón and Tíjola

Village houses, cortijos restored by British owners and scattered homes between the marble quarries and the market gardens, with many houses shut up and the Guardia Civil post some distance away.

Inland: Tabernas, Sorbas, Los Vélez (Vélez-Rubio, Vélez-Blanco, María), Alhama de Almería, Laujar and the Alpujarra of Almería

Village houses with a yard, cortijos and rural houses, many of them second homes, with long distances and power cuts.

Even if your municipality is not on the list, Segurma installs there all the same: the whole province is inside its service area. We confirm the lead time for your postcode in the survey.

How burglars get into homes in Almería, and what stops them

Home burglaries are almost always done when the house is empty, in minutes, through the easiest way in. In Almería that way in changes a lot between a flat in the Zapillo, a villa in Aguadulce and a cortijo in the Almanzora.

Flat in Almería, El Ejido, Roquetas or Huércal-Overa

The front door (old locks slipped open with a card or bumped, or forced on a landing with no neighbours about), windows and terraces of ground-floor and first-floor flats reached from the street or from a commercial unit, and penthouses reached from the roof terrace. A magnetic sensor on the door raises the alert at the first attempt; a camera detector in the hallway captures whoever comes in; in a block of flats the indoor siren makes the intruder leave.

Villa in Aguadulce, La Envía, Retamar, Mojácar or Vera Playa

The intruder gets onto the plot over the back wall, checks from the garden whether anyone is in and goes for the living-room sliding door, a ground-floor window or the garage. Sliding doors are the number one way in. The outdoor detector picks him up on the plot; the IP camera with audio in the Kit Tranquilidad Plus lets you see him from your phone; the ARC alerts the National Police or the Guardia Civil while he is still outside.

Holiday apartment in Roquetas, Almerimar, Vera Playa, Mojácar or San Juan de los Terreros

The terrace sliding door in ground-floor and first-floor flats, and the front door in buildings that are half empty in winter. Magnetic sensor on the door and on the sliding door, camera detector in the living room and an IP camera to look at the apartment from home.

Cortijo or country house in the Poniente, Níjar, the Almanzora or Los Vélez

Several ways in (main door, porch, garage, tool shed), a large plot and no neighbour in sight. Sensors on every access point, camera detectors on the route an intruder has to take, and an outdoor detector. The control panel with battery and 4G/5G keeps the link to the ARC even if the power goes off or there is no fibre.

When it happens

August and the Feria in the city; winter in the apartments and villas on the coast, shut from October to May; long weekends in the cortijos; and weekends in the flats of El Ejido and Roquetas when people go off to the beach or back to the village. With the alarm armed and connected, those days stop being any different.

Anti-squatter alarm in Almería: closed-up villas, cortijos and inherited flats

Almería is one of the provinces where most people ask us about squatting, because of the amount of housing that spends months empty: villas in the Levante owned by people who live in the UK or Belgium, apartments on the coast out of season, cortijos in the Almanzora and Níjar, and inherited flats in the city, El Ejido or Roquetas. They are exactly the houses where a squat takes weeks to be discovered.

If the break-in is detected as it happens, with images of someone forcing the sliding door, the National Police or the Guardia Civil can act on a crime in progress. If you find out when you arrive at Easter, what is left is a court case. The whole value of an anti-squatter alarm lies in that first minute.

What the system does in an empty house

  • The magnetic sensors on doors, windows and sliding doors raise the alert at the first attempt to open them, not once the intruder has already changed the lock.
  • The camera detector captures images of the person coming in and sends them to the ARC; an operator verifies them and alerts the police with the images attached.
  • The deterrent sign and the siren stop the villa or flat from looking abandoned, which is the first thing anyone choosing a home to squat looks for.
  • With the IP camera in the Kit Tranquilidad Plus you can look at the house from your phone, whether you are in Almería, Madrid or London.

The legal side, in brief

In legal terms, entering a home that is a dwelling (including a holiday home that is in use) is breaking and entering (allanamiento de morada), and entering a property that is not a dwelling is usurpation (usurpación). Both offences have been dealt with by fast-track trial since April 2025. The difference that matters is a different one: an intrusion detected and verified at the time allows immediate action; a squat that has already taken hold is settled in court. If you are in that second situation, speak to a lawyer; this page is not legal advice.

Holiday homes in the Levante and the Poniente of Almería

Roquetas, Aguadulce, Almerimar, El Toyo, Retamar, San José, Agua Amarga, Carboneras, Mojácar, Garrucha, Vera Playa, Villaricos, San Juan de los Terreros: the Almería coast is the beach for Madrid, Murcia, Granada and thousands of British families, with homes that open up in summer and on long weekends and stay shut the rest of the year, in urbanisations and buildings where hardly anyone lives in January.

What a home like that needs is not a siren, which nobody hears in an urbanisation that is empty in February, but someone who checks what is going on and alerts the Guardia Civil or the National Police, plus the ability to look at the house yourself from your phone. The Kit Tranquilidad covers the first part; the Kit Tranquilidad Plus adds the IP camera with audio for the second. In villas with a garden, the sensors on the sliding doors and the outdoor detector raise the alert before anyone touches the house.

The system is wireless and needs no building work, so there is no need to ask the community of owners for permission or to touch the house. It communicates over 4G/5G as well as over your home line, so you do not need to sign up for fibre at the holiday home. If you would rather deal with us in English, tell us in the survey.

Everything that changes when the house sits empty for months: alarm for holiday homes.

Which kit for each home in the province

The final kit is decided in the survey; these are the combinations that come up most often in Almería. Tap your type of home to see which kit it needs and what it includes.

Typical situations in Almería

From the survey calls in the province come these three typical cases, described in general terms so you can see whether yours is similar.

The villa in Mojácar, Turre or Zurgena with a British owner

Shut for six months a year, with a garden, a pool and sliding doors. Outdoor detector, sensors on every sliding door and door, IP camera to look at it from back home; the ARC checks every alert and calls the Guardia Civil with the images.

The apartment in Roquetas, Vera Playa or San Juan de los Terreros belonging to a family from Madrid or Granada

Opened up in July and at Easter; the rest of the year, a half-empty building. Sensor on the door and on the sliding door, camera detector in the living room, Kit Plus to look at it from home. No fibre: the control panel communicates over 4G/5G.

The family cortijo in the Almanzora or Níjar

Several ways in, no neighbour in sight, no fibre. Sensors on every access point, outdoor detector, control panel with 4G/5G and battery; the Guardia Civil gets a verified alert, not a suspicion.

Common mistakes when protecting a home in Almería

When we do the survey in the province we run into the same mistakes again and again. These are the most common.

  • Forgetting the sliding doors. In the villas and apartments on the coast the living-room sliding door is the number one way in. A magnetic sensor on each one.
  • Relying on the urbanisation's gatehouse. In La Envía, Marina Golf, Valle del Este or Desert Springs the security at the entrance controls the cars; it does not see whoever jumps over the back wall of your plot. The connected alarm is the inner layer.
  • Leaving the cortijo with nothing because “there is no internet”. The control panel communicates over 4G/5G and has a battery: in Níjar, the Almanzora, Tabernas or Los Vélez it works without fibre and rides out the power cuts.
  • A stand-alone camera instead of an ARC. It shows you the burglary after the event from back home; nobody checks it or calls the police. What counts is an operator looking at the images at the time and alerting the police with them.
  • Waiting until Easter to see how the apartment is. A shut-up home with no sign and no alarm is the perfect candidate for a squat which, by the time you discover it, is already a matter for the courts.
  • Not mentioning the dog. If the detector is not positioned with the pet in mind, false alarms end with the system switched off; in the survey it is placed so the animal does not trigger it.

What works

Covering the real ways into your home (sliding doors and plot included), having the alarm connected to an ARC that verifies before alerting, the indoor siren so the intruder leaves, and the app so you know straight away from any country. In a province with so many homes shut up in winter and so many isolated cortijos, that combination is what stops a burglary or a squat from going through.

Common questions

Questions about the alarm in Almería

Which police force does the alarm alert in Almería?

The National Police in Almería, El Ejido and Roquetas de Mar, which have police stations, and the Guardia Civil in all the other municipalities (Níjar, Vícar, Adra, Huércal de Almería, Vera, Mojácar, Garrucha, Huércal-Overa, Albox and so on). Segurma's ARC has it on record for your address and makes the call after checking with video and audio that the intrusion is real. You get the notification in the app at the same time.

How much does the Segurma alarm cost in Almería or Roquetas?

The first year costs €24.90 a month (VAT, equipment and installation included). From month 13 it goes to €43.90 a month with the Kit Tranquilidad or €49.90 a month with the Kit Tranquilidad Plus. The promotion ends on 31 October. The price is the nationwide one, and extra elements are quoted in the survey.

I live in the UK and have a villa in Mojácar or Turre. Can I manage it remotely?

Yes. The survey is done by phone, the installation is arranged with whoever holds the keys, and the app works from any country. Segurma's ARC checks every alert and calls the Guardia Civil with the images; you get the notification at the same time. If you would rather deal with us in English, tell us when you ask for the survey.

I have an apartment in San Juan de los Terreros that I only use in summer. Is it worth it?

It is one of the homes where it makes most sense. Out of season nobody is going to notice a break-in; with the alarm connected, any opening or movement reaches Segurma's ARC, which checks it and alerts the Guardia Civil if there is someone inside. With the Kit Tranquilidad Plus you can look at the apartment from Madrid on your phone. You do not need fibre: the control panel communicates over 4G/5G.

Does it work as an anti-squatter alarm in a cortijo in the Almanzora or Níjar?

It works by detecting the entry at the time, which is when the Guardia Civil can act on a crime in progress. Sensors on every access point, outdoor detector on the plot, camera detector on the route an intruder has to take, and a deterrent sign; Segurma's ARC verifies the images before making the call. A squat discovered weeks later is already a matter for the courts; the alarm is there so you never get to that point.

The cortijo has no internet. Can I still have the alarm?

Yes. The control panel has a built-in 4G/5G line and its own battery, so it works without fibre and stays connected to Segurma's ARC if the power goes off. In the survey we check the mobile coverage in your area; it is the usual set-up in Níjar, the Almanzora, Tabernas and Los Vélez.

I rent a flat in the Zapillo. Can I have it installed?

Yes. The equipment is wireless, goes in without building work and comes out without leaving any marks worth mentioning, so there is no need to alter anything or change the door. It is a courtesy to let the landlord know. You sign the contract with Segurma yourself as the user of the service.

Does Segurma have a branch in Almería?

Segurma is a national security company based in Loiu (Bizkaia), with its own Alarm Receiving Centre and technicians who install across the whole province of Almería. Segurma Alarmas, which runs this website, sells its systems: we advise you, do the survey and arrange the sign-up; the service and the contract are with Segurma.
